Holiday Rates & Minimum Stays
**3 Night Holiday Minimum applies to:
(Memorial Day, Independence Day, Labor Day, Thanksgiving—add $25/night.)
**4 Night Minimum applies to:
(Christmas through New Years—add $50/night.)
**Holiday rates often include the day or weekend before or after the specific Holiday Date.
Seasonal Specials & Extended Stay Discounts
For extended stays, an additional discount is taken off the regular rental rate. This is not combined with any specials, discounts, or for a Holiday Stay.
- 4 to 8 nights: 10% off*
- 9 to 15 nights: 20% off*
- 16 or more nights: 25% off*
*Specials and Discounts: Does not apply to Tax, Cleaning or Pet fee. Discounts cannot be used during a Holiday time period.
Throughout the year, we also offer a “Seasonal Special” of Book 2 nights, get 1 Free.
We require a one-time, nonrefundable cleaning fee on all cabins.
- $60 for Cabins 1, 2, 4 and 6
- $75 for Cabins 3, 5, with the hot tubs
- Add $25 if bringing a pet
Payments & Deposits
A deposit of $100 ($200 for Holidays) is due at time you book your reservation. The balance is due within 2 weeks of arrival (30 days before December Holidays). We accept credit cards and sometimes checks. Credit cards are processed through PayPal by phone or online. Your financial information is secure and never stored on any of our servers. To pay by phone or with a check, please call Sue at (480) 250-5398.
Rental Cabin Check-In & Check-Out Times
Check-In is 2:00pm, Check-Out is 10:00am. Notice that if you’re checking out later than 10:00 am without prior permission, you may be assessed a Late Fee. Please call for any questions regarding Check-In or Check-Out of your rental cabin.
Regular rental times require a 14 day notice of a cancellation. Holiday stays require a 30 day notice. If canceled within that time, we will return your payment minus a $10 processing fee. If you cancel after the required notice date your deposit is forfeited.
Please notice: If your cancellation is within 72 hours of arrival, you may forfeit the entire amount of your stay. It may be possible to reschedule, but this is at the discretion of the Owner. Please call if you have any questions.
We love pets and we know how they become a part of your family. Pets are allowed with permission. You are responsible for your pet during your stay. Please keep your pet on a leash on the property, be considerate of others, and keep your pet off the furniture. You will be charged for any damage your pet causes.
While no one expects damages, accidents can happen. Please be courteous and respectful of the property. If you notice something during your stay, please bring this to our attention.
You may be assessed a fee for damages caused by you during your stay. This may include but is not limited to broken lamps, windows and glass, electronics, damaged doors, walls and furniture, stained bedding, towels, or linens, lost keys, and re-keying costs.

Per our Terms and Conditions, You can easily reserve your cabin and pay the deposit online, however, all quoted Prices and Reservation Dates are subject to a manual verification. Any calculation error does not guarantee acceptance of inaccurate pricing.
Pinetop Vista Cabins reserves the right to correct any pricing calculation error especially in regards to Holiday Rates, Minimums, Discounts, Pet Fees, or other pricing differences.
